Government lease
The term of the government lease which should have expired before 30 June 1997 has been automatically extended to 30 June 2047 under and by virtue of the New Territories Leases (Extension) Ordinance (Cap 150) at a government rent of 3% of the rateable value of the lot per annum.

Assignment memorial number ST886383
Prior to assignment memorial number ST886383, Wong Chun and Lam Siu Ling held the property as tenants-in-common in equal shares. By assignment memorial number ST886383, Wong Chun assigned her half share in the property to Lam Siu Ling.
Irrespective of the share held by a tenant-in-common in a property, all tenants-in-common have equal right of occupation in the property.

Letters of administration memorial number ST998342
Upon the death of a tenant-in-common, his share of interest in the property will form part of his estate and pass to his legatee(s) according to his will (if any), or the law of intestacy. Tsang Yiu Cheung apparently died intestate and letters of administration, as registered by memorial number ST998342, were granted by the court to Tsui Siu Fong, the administratrix, under which she was empowered to deal with all the estate of the deceased, including the property. Generally, an administrator has power to sell property in the course of administration.
If the property is put up for sale, Tsui Siu Fong (as personal representative) and Tang Wai Yee (the other tenant-in-common) have to sell together as the vendor.

Sealed copy charging order: notice to show cause memorial number ST913845 and sealed copy charging order absolute memorial number ST915877
When a creditor has obtained judgment against a debtor, the creditor may enforce payment of the judgment debt by attaching a charging order against the debtor's property. In this case, the judgment creditor is ABC Finance Limited and the debtor is Tang Wai Yee. The "Remarks" column states the High Court action number of the case for reference.
The "sealed copy charging order: notice to show cause" memorial number ST913845 indicates that the judgment creditor has applied to court for a charging order pending a hearing to determine whether a charging order should be imposed on the judgment debtor's property. Once the court decides after the hearing to impose a charge order on the debtor's property, it will make a charging order absolute. (The registration of sealed copy charging order absolute memorial number ST915877 shows that a charging order absolute has been made by the court.) Prospective purchasers in this case should act cautiously and seek legal advice before deciding to purchase.
